A property purchase represents a substantial investment and keeping your property in top condition to maintain its highest possible value is essential to maximise rental returns and resale value. Here in the tropics maintaining a property requires a lot of work and organisation, the climate here takes its toll on a property much more than in temperate climates. Maintaining your property is time consuming and here in Thailand it can be extremely frustrating; trying to deal with different maintenance companies, pool cleaning companies, maids who just stop showing up without explanation, gardeners who never confirm when they are coming, the list goes on!

We at Baan Wise take the hassle out of managing your property and help you to maximise the returns on your investment whilst giving you peace of mind that your property is being looked after properly.

Managing the day to day running of the property

We will look after the day to day running of your property, through our extensive network of local contractors we will organise, arrange and monitor the services to your property;

  • Pool cleaning – we will research the market to find the best pool cleaning service at the most competitive cost, we will provide on-going monitoring of their service and should the need arise we can find alternative companies.
  • Maid service and purchase of cleaning equipment and chemicals – it is up to you how often you wish the maid to work, we will ensure that the maid(s) are working their set hours, the level of cleaning is up to standard and that they have all the equipment to do their job.
  • Gardening – we will source local gardening companies and ensure their work is carried out regularly and to a high standard.
  • Laundry – We will assist with the laundry of bed linens and towels

Regular property checks & maintenance to ensure the property is in the top condition

In the tropics here in Thailand wear and tear on a property is much harsher than in the more temperate climates such as in Europe, the US or Australia. The sun, heat and rain here creates a lot of maintenance issues that if not attended to quickly can lead to major and more costly repairs further down the line. There is also the issue of pest control here in Thailand, termites are notorious for damaging properties here as are other unwelcome pests who chose to set up home in your property. We at Baan Wise will;

  • Regularly check your property for any maintenance issue such as leaks, rising damp, damage etc. We will regularly test that all electrical appliances are working including air conditioning units.
  • Organise annual servicing for all air conditioning units in the property.
  • Whilst the property is untenanted we will air the property weekly, which is important in Thailand’s climate. A property which is left locked up for a period of time will quickly have a musky smell which is not nice when entering the property and would certainly put of tenants, buyers and even yourself!
  • Organise pest control services which are essential for keeping pests out of your property. If you wait until the pests have arrived getting rid of them and repairing any damage caused will be more expensive!
  • For ad hoc larger maintenance issues we will source the most competitive quotes from our network of local contractors who we know to be competent to complete the necessary work. We will agree the cost of maintenance / repair with you and we will then oversee the work to ensure it is carried out correctly before payment is made for the maintenance work done.

Marketing your property

The rental market in Phuket is booming, with more and more visitors arriving every year renting your property out can generate an attractive return on your investment. However, the property market in Phuket is extremely competitive with many luxury resorts and high end luxury villas competing for the same tenants and buyers. We at Baan Wise have over 20 years’ combined experience marketing properties for sale and rental in Phuket. We will;

  • Market your property for sale and/or rent
  • Market your property international and locally through our extensive network of business partners
  • Manage your booking calendar for rentals
  • Liaise with property agents to ensure that they have up to date details for your property and the correct pricing.
  • We will liaise with agents, buyers and tenants to arrange property viewings
  • Prepare the property prior to viewing, before the person comes to view the property we will;
    • Ensure the property is clean and presentable
    • Air the property
    • Turn on lights, open curtains and switch on the air condition so that the property is at its most welcoming to the potential tenant or buyer.
  • We will be present at viewings and lock up the property after each viewing to ensure that there are no security issues.
  • We can keep in our possession the keys and security cards for the property, this is likely to be preferable to having several sets of keys with different property agents and will avoid keys going missing.

Tenanted services

Having tenants in your property increases the need for a property manager to be on hand to handle check-in & check-out’s, any maintenance issues that may arise, liaise with the guest to ensure their stay in property is enjoyable with no problems. We will;

  • Provide a check-in & check-out service. Most rental agents in Phuket will not provide this service.
  • Check inventory and photograph the condition of the property prior to the guest’s arrival and check again after guests check out.
  • Assess any damage to the property after the guest has checked out. Should the guest cause any damage to the property or its contents we will quote for the cost of repair or replacement.
  • Prior to guest or owner arrival;
    • We will stock the property with any essentials such as toiletries, drinking water etc.
    • Ensure the house is clean, bed linen and towels are washed
    • Arrange airport transfer with the guest if required
  • Liaise with the guest throughout their stay and assist with any additional requirements such as car rental, extra maid service, cook, tour bookings (Holiday rental guests & owner only), and information on where to go and what to see to ensure their stay at your property is a memorable one.
  • Respond to any maintenance issues, there are bound to be instances where there is a maintenance issue whilst the guest is staying at the property. We will be on hand to organise and supervise any required repairs.
  • For rentals we can manage your booking calendar and handle any rental enquiries. Managing rental enquiries and availability calendars with multiple agents and booking websites is extremely time consuming so why not let us do it for you? We have over 20 years’ combined experience handling property rentals in Phuket and can take this hassle off your hands.

Administration services

The admin tasks associated with property ownership are time consuming and in Thailand you must be present for some of the tasks such as bill payments. We offer;

  • Utility bill payment – we will administer the payment of utility bills: electricity and water
  • TV, Internet bill payments
  • Services payment – Pool cleaning, maid service, gardening
  • We will provide owners with one monthly invoice for all payments made during the month (thus reducing your own paper work)
  • Obtain quotes and arrange property insurance
